4 Things You Can Do Right Now to Improve the Chances of Attracting the Right Homebuyer
It’s the most wonderful time of the year…for selling your house! The market is heating up and more buyers are entering the market. If you want to toss your hat…er, key…into the ring, you may need a few pointers that will allow you to stand roof and chimney above the other homes for sale in your neighborhood.
First impressions really do count when it comes to selling your home. Many prospective buyers won’t even get out of the car if the “curb appeal” isn’t to their liking. Therefore, take care of the lawn and planting beds. Remove dead plants and annuals past their prime. Store children’s toys and play equipment that may cause clutter and present a clean view of your lawn, porches and property. Everything should have a place, but that place probably isn’t your front stoop…unless, of course, it’s a beautiful flower pot!
Don’t forget the “obvious” inside, too! So you got the would-be buyers into your house, now you have to get them interested in taking the all-important walk-through. Again, remove all clutter. Further, fix things that are obviously broken. If your staircase handrail is wobbly, repair it. Even if you are not handy with the tools, you can hire someone to help with small fixes. The money you spend will be worth it. If a buyer sees that you haven’t kept up with obvious problems, they may think you have been ignoring other issues.
Lighting is important. On the outside, make sure evening visitors can see their way around. Inside, try to use softer lighting that creates a welcoming mood.
The book cover counts. Maybe that’s not true when it comes to people, but it’s definitely true when it comes to staging a house. Clean your windows – inside and out. Same goes for any glass on doors, too. While you are at it, keep the entire home as tidy as possible while it is on the market. You never know when someone is going to stop by unexpectedly. Further, you want people to be able to “see” themselves living there; no one wants to move into a dirty home.
For many, these staging tricks will be quick, easy and inexpensive to pull off. If time and skill are required, you may need to hire some extra hands to get your home in ship-shape condition. It will be worth it when you hand over the keys and move on.
